Buying a house is one of the biggest and most expensive decisions you will ever have to make. We only work with a small number of clients at any given time, ensuring you get our full attention and care.

Having completed four renovation projects, we understand the joys and stresses buying a house can bring, but with our personal experience and professional expertise we can save you precious time. Understanding your brief means that we ONLY show you the best shortlist of properties, we even have access to those which may never be marketed to the public. We will complete detailed comparable analysis and evaluate the
benefits and considerations for each property to determine offer levels for our clients.

Our support includes any property related advice and access to our ‘black book’ of contacts to help you make your new property feel like home- whether you need introductions to interior designers, landscapers, security consultants or help finding the best schools for your family.

Using a Buying Agent means that you have someone in your corner. An Estate Agent has the interest of the seller, whereas we act solely for you.

We will:

  • Undergo initial viewings and create shortlists

  • Use our local contacts to ensure you are ahead of the game, have access to properties before they reach the open market.

  • Identify potential areas of concern or under utilised elements of the property

  • Advise on offer strategy and negotiate the purchase for you.

  • Terms being agreed is just the start- we will recommend skilled and committed surveyors, solicitors and architectural/ planning specialists.

  • During the conveyancing process we will liaise with your solicitor and the vendors representatives to ensure progress is monitored and you are kept informed throughout to ensure you reach exchange and completion smoothly.

Fees

  1. We work on the basis of an initial retainer fee of £2,000, which covers a 6 month search period. Upon the successful acquisition of a property, we then charge a 2% commission, based on the purchase price of the property. We deduct the retainer fee from the commission cost which is due upon exchange of the property. 

  2. If you prefer more flexibility in your search duration, we also offer a pay-as-you go rolling fee or a fixed fee option. Please get in touch if you would like to discuss this further.
